These Terms & Conditions govern your use of the Coed Y Ddraig website and your stay at our accommodation.


1. Bookings




  • A booking is confirmed once payment is received.



  • You must be over 18 to make a booking.



  • You are responsible for ensuring all information provided is accurate.



2. Payments




  • Payments are processed securely through our booking partners or payment providers Stripe or Paypal.



  • We do not store card details.



3. Cancellations & Refunds




  • Cancellation terms depend on the platform you booked through (e.g., Airbnb, Booking.com, direct website). No refund on cancellations after 30 days.



  • Please refer to your booking confirmation for the exact policy.



  • In the unlikely event that we need to cancel your holiday, we shall inform you as soon as possible and refund all monies paid to us, by you within 14 days.



4. Check‑In & Check‑Out




  • Check‑in: 4pm



  • Check‑out: 10am



  • Early check‑in or late check‑out may be available on request, however busy seasons less likely due to strict same day turnovers.



5. Guest Responsibilities


Guests agree to:




  • Treat the property with respect



  • Report any damage immediately



  • Follow safety instructions provided in the welcome guide



  • Supervise children at all times



  • Not smoke inside the property



  • No children allowed in the underground houses for safety reasons

  • You must not climb on the roof of the underground houses, if you do and there is structural damage you will be liable to pay the costs



  • You must not touch any of the statues around the site (if you do and damage them, you will be liable to pay for the repair)



We reserve the right to charge for damage or excessive cleaning.


6. Log burner, Fire Pit & outdoor Area


A purpose-built fire pit and seating area is provided for outdoor cooking and camp fires. Please keep camp fires to the designated fire pit area and do not light fires anywhere else on the site. Only use the firewood provided. Please do not collect branches and twigs from the surrounding woodland, as much is set aside as wildlife habitat. Use of the fire pit can be dangerous and is at the user’s own risk.


We supply wood suitable for the fire pit for your stay.


Log burner – we provide the first bundle for free, anything after that is a small charge.


7. Pets


No pets allowed


8. Liability




  • We are not responsible for loss or damage to personal belongings.



  • You are responsible for your own safety and the safety of your group during your stay.



  • Nothing in these terms limits our liability where it cannot be limited by law.



9. Website Use


You agree not to:




  • Use the website for unlawful purposes



  • Attempt to breach security or access restricted areas



  • Copy or misuse website content



10. Privacy


Your personal data is handled in accordance with our Privacy Policy.


11. Changes to These Terms


We may update these Terms & Conditions at any time. The latest version will always be available on this page.
